Leasing Questions

Each touring adult should bring a valid government issued photo ID. When you find the home you are looking for, you will need your two most recent pay statements, or another form of income verification in order to complete your application with ease. We're excited that you are interested in making one of our communities home! Applying is easy, and you can access our online application portal a couple of ways. If you are working with an agent, they can send you a direct application invitation to apply for the specific home you are interested in. If you aren't working with an agent, or are just too excited to wait, you can visit the community's website and apply now directly from the website. 

An application fee and deposit, in the form of earnest money, places the apartment on hold while we complete the screening process. The screening process verifies credit, rental, criminal history and household income. Once this is completed, the application will either be accepted, accepted with conditions, or denied. This process takes anywhere from just a couple of minutes up to five business days. An agent at the community will update you when the screening process is complete, with the outcome and next steps.

Centerspace uses a third party screening company to process all rental applications. This process includes a verification of credit, rental history, income and criminal background. Yes, a deposit, often referred to as earnest money at the time of application is required to reserve a home. The deposit is due at the time of application, and is paid electronically during the online application process. The amount of the deposit required may vary based on the community you are applying to and the screening outcome of your application. 

Yes, Centerspace requires residents to have renters insurance. However, if a resident opts out of renters insurance or have a policy that does not meet our requirements there will be a monthly renters insurance exemption/non-compliance fee. 

The quick answer is sometimes. If a utility service is billed by the provider directly to the resident, in the resident's name, the resident is responsible for setting the utility up. All phone, cable, and internet needs are the responsibility of the resident and is setup privately.  Please reach out to our leasing team for additional details on utilities.

Resident Questions

Rent is due on the first of every month, and we like to make paying rent easy. We offer convenient recurring autopayment options, and one-time online payment options accessible right from your private resident portal.

Residents can pay their rent through the resident portal on the property website and through the resident app.

You can submit a maintenance request by going through the resident portal on our property website or through the resident app.

Floor Plans & Features

Lakeside Village offers one-, two-, and three-bedroom apartments in Lincoln, Nebraska. Available layouts feature one or two bathrooms, depending on the floor plan.

Apartment homes range from approximately 840 to nearly 1,500 square feet, depending on the selected floor plan. Multiple layouts are available across the one-, two-, and three-bedroom options.

Yes. Lakeside Village features remodeled apartment homes with updated finishes and contemporary design elements in the kitchens and living spaces.

Apartment kitchens feature quartz countertops, white shaker-style cabinetry, breakfast bars, stainless steel appliances, dishwashers, microwaves, ranges, and refrigerators.

Yes. Apartment homes include full-size, in-unit washers and dryers, allowing residents to do laundry without leaving home.

Yes. Apartment homes include central air conditioning and electronic thermostats to help residents manage their indoor temperature.

Yes. Apartment homes include a patio or balcony, providing residents with private outdoor space.

Apartment homes include large closets for additional organization and storage. Separate storage units are also available within the community.

Yes. Residents have access to a 24-hour fitness center with cardio and strength-training equipment. The fitness center is located within the renovated clubhouse.

Yes. Lakeside Village has an outdoor swimming pool with a sundeck. Wi-Fi is also available in the pool area.

Yes. The renovated clubhouse includes lounge areas, a fireplace, a community kitchen, entertainment areas, and work-from-home spaces. Residents can use these shared areas to relax, work, or socialize.

Yes. Residents have access to 24-hour package receiving and a secure package room, allowing them to retrieve deliveries outside leasing-office hours.

Leasing & Moving

Lakeside Village offers in-person and virtual guided tours with a leasing professional. Recorded video tours may also be available for prospective residents who cannot attend a scheduled guided tour.

Each adult touring the community should bring a valid government-issued photo ID. Applicants should also have two recent pay statements or another accepted form of income verification available when applying.

Residents are responsible for establishing utilities that are billed directly by the service provider in the resident’s name. Residents must also arrange their own internet, cable, and phone services. The leasing team can explain which utilities apply to a specific apartment.

Resident Life & Services

Rent is due on the first day of each month. Residents can make one-time payments or establish recurring automatic payments through the resident portal.

Yes. A designated service team provides routine and emergency maintenance support.

Pet Policy

Yes. Lakeside Village welcomes approved cats and dogs under its pet policy. Residents with pets must comply with the community’s pet guidelines and lease requirements.

A maximum of two pets is permitted per lease. Residents must complete an Animal Addendum to keep an approved pet in the apartment.

Yes. Lakeside Village has a bark park that provides an on-site outdoor area for residents and their dogs.

Yes. Restricted breeds include German Shepherds, Rottweilers, Presa Canarios, Akitas, Staffordshire Terriers, American Bulldogs, Karelian Bear Dogs, Pit Bulls, Chow Chows, Dobermans, Mastiffs, and Malamutes. This list is not exhaustive, and restrictions may also apply to hybrid or mixed-breed dogs that include a restricted breed.

No. Exotic and poisonous animals are not permitted. The pet policy allows approved household cats and dogs.

Contact the leasing team before applying or bringing a pet to the community. The team can explain current requirements and help answer questions about a particular breed or animal.

Parking & Transportation

Yes. Resident parking is available at Lakeside Village, including garage options. Contact the leasing team for details about parking associated with a particular apartment.

Yes. Garages are available within the community.

Lakeside Village is near I-80 and provides access to Downtown Lincoln, the University of Nebraska-Lincoln, and other destinations throughout the city.

Some parks and recreation areas are located near the community, but walkability will depend on a resident’s destination and preferred route. Residents should evaluate routes to the places they expect to visit regularly.

Smart Home & Technology

Yes. Smart home features allow residents to manage supported devices remotely, create schedules and automations, and receive updates through a connected mobile app.

Smart home features include smart thermostats, smart locks, and leak sensors. Residents can use these technologies to control supported devices, automate routines, and receive alerts.

Yes. Residents can adjust the smart thermostat remotely and create schedules for heating and cooling. Scheduled temperature changes can also help reduce unnecessary energy use.

Yes. Residents can lock or unlock their door through the SmartRent app or enter using a unique PIN code.

Yes. Residents can create access credentials for family members, guests, and service providers. The smart lock system can also notify residents when authorized credentials are used.

Yes. Leak sensors can notify residents by email or mobile alert when a potential water leak is detected. The system also creates a maintenance work order automatically.
